TERMS OF TENANCY

1. General
Present Terms of Tenancy apply for tenancy agreements made with the tenant by Strait Mediterranean on behalf of the owner of the holiday residence.

2. Number of Occupants
The number of occupants must not exceed the number stated in the material presenting the holiday apartment.

3. Price and Payment
Hire to be paid as per below. Upon payment of the first instalment, the tenant confirms his or her agreement with the present Terms of Tenancy. The price stated is inclusive of electricity and cleaning. All payments must be made in EUROS and bank details will follow.
If booking of the holiday residence takes place more than eight (8) weeks prior to the tenancy period, the hire is payable in two instalments:
The first instalment – equivalent to 25 per cent of the hire – is payable be paid to Strait Mediterranean within eight (8) days after booking is confirmed. The second instalment is payable to Strait Mediterranean no later than six (6) weeks prior to the tenancy period. If the booking is made less than eight (8) weeks prior to the tenancy period, the hire must be paid in full no later than eight (8) days after the booking is confirmed.

4. Driving Instructions
When the hire is paid, driving instructions and maps will be sent together with information on where to pick up keys as well as information on the location of the holiday residence.

5. Cancellation
The tenancy agreement is binding for the owner and tenant. The tenant can cancel the tenancy agreement within twelve (12) weeks prior to the start of the tenancy period. In this case, the tenant must pay ten (10) per cent of the hire. In case of cancelling within six (6) weeks prior to the tenancy period, the tenant must pay 25 per cent of the hire. If cancellation takes place later than six (6) weeks prior to the tenancy period starts, the paid hire is lost, except if the tenant or the tenant’s close relatives (spouse, parents or children) are hit by death or acute serious illness. Any of the above exceptions must be substantiated by a doctor’s certificate.

6. Deposit and tourist tax
A deposit of EUR 150,00 must be secured on a credit or payment card upon pick-up of keys. After a maximum of 5 days, the deposit is released if the holiday apartment is left tidily and without damages (cf. point 9). But if the holiday residence is left in bad condition, EUR 150,00 will be charged. Local tourist taxes are payable upon arrival for every person aged 18 years and over as determined by the local commune

7. Defects and Claims
Upon verifying any defects, the tenant must report said defects to Strait Mediterranean in Agde, telephone +33 (0) 4 67 01 35 02

8. Arrival and Departure
Normally Saturday to Saturday – other arrangements are at the Management’s discretion. Tenancy period: From the first day at 4 pm until the last day at 10 am or as per a separate agreement. Keys are to be picked up at and returned to Strait Mediterranean Office at 33, route de la Tamarissière, 34300 Agde. Keys will be available at 3.30 pm on your arrival day or by a separate agreement. Should the tenant be unable to pick up keys at this time, the tenant must phone our representative in Agde to make separate arrangements.

9. Obligations and Responsibilities of Tenant
The tenant must handle the holiday residence and its interior carefully and appropriately. The tenant and those accompanying tenant are responsible for any bodily injury or damage to property during the tenancy period. The tenant is advised to check his or her third party liability insurance. Keys must be picked up during office hours unless otherwise agreed. Upon departure, the holiday residence must be left in appropriate condition and any damage must be reported to Strait Mediterranean in Agde. Prior to departure tenant must do the following : Dishwashing, empty all bins, leave the refrigerator empty and oven clean, sweep or hoover floors for food, sand and dirt. Quickly wipe the bathroom, toilet and kitchen. If the tenant has rented bed linen and towels, it all must be stripped off and left in a pile on the floor.

10. Special orders
Bed linen, towels, dishcloths, tea towels, high chair, baby cot and extra beds can be ordered for an additional fee.

11. Pets and smoking
Pets and smoking are not allowed in the holiday residence under any circumstances.
